General Contractor
As a general contractor, we're employed by clients (often on the advice of their architect) to assess the project-specific documents and management of a project. In the case of renovations, a site visit and client consultation is required to get a better understanding of the project.
We will then calculate a custom estimate for your project requirements. This estimate considers the cost of materials, equipment, project management, as well as the cost of labor. After the estimate process, the contract is awarded based on the estimate and JAJ Construction then hires specialized subcontractors to perform all or portions of the construction work you need.
Construction Management or Construction Project Management (CPM) Services
Construction management or construction project management (CPM) is the overall planning, coordination, and control of a project from beginning to completion. With CPM, the owner, architect, and contractor work together as a team through initial design and design development, through plan completion. For example, construction drawings are reviewed and changes are made at the 50% and 75% stage of drawing completion - and, again before the complete final build set of drawings is approved.
This “teamwork” way of thinking produces a clearer, more precise understanding of the project for all parties involved, not to mention a more accurate budget to proceed with. CPM is aimed at meeting a client’s requirement in order to produce a functionally and financially viable project.
Value Engineering
Value engineering (VE) is a systematic method to improve the "value" of goods or products and services for our client's best case scenarios. VE services may include considering different types of equipment, materials, subcontractors, and possibly locations.
By assessing function versus cost between all involved in a construction project - in most cases, VE identifies and removes unnecessary expenditures, thereby increasing the overall value for JAJ customers.
